Home Owner Tips

  1. Replace air filters every 30 days.
  2. Replace batteries in smoke detectors every 6 months.
  3. Frequent changing of the thermostat can waste energy.
  4. Make sure the outside unit of HVAC is clear and clean.
  5. Blocking registers and returns may restrict airflow.
  6. If you turn an electric water heater on without water it will burn out the elements.
  7. Never pour grease into the drain.
  8. To avoid clogging, occasionally remove and clean the stopper in the tub and sink drains.
  9. Protect pipes in the winter time by never turning the heat below 65° F.
  10. When a drain pipe is clogged the first attempt to relieve it should be with a plunger.
  11. Keep gutters and downspouts free of clogs and dirt.
  12. Divert water from downspouts away from the foundation by keeping splash blocks beneath the openings.
  13. Test Ground Fault Circuits periodically.
  14. Always use the recommended wattage bulb for a light fixture.
  15. Test smoke detectors periodically.
  16. Use a vacuum to clean dust from the cover of smoke detectors.
  17. Vacuuming your carpet regularly will help extend the life of the carpet.
  18. Never wash or wet mop a hardwood floor.
  19. Check the caulking on the exterior of the home yearly and reapply as needed.
  20. Check the bathroom caulking yearly and reapply as needed.
  21. Lubricate the tracks of bifold doors with silicone spray.
  22. Use caution in setting the temperature of your water heater to prevent scalding.
  23. Check to make sure the anti-tip device under the stove is working.
  24. Make sure fences and decks are water treated regularly.
  25. Grind lemon rinds in the disposal to help eliminate foul odors.
  26. Always have water running when using disposal.
  27. Never turn on a microwave when it is empty.
  28. Foundation vents should remain open at all times except in the event of extreme cold.
  29. Keep steel lentils painted to help reduce rust.
  30. Keep weep holes in brick walls clean and clear.
  31. Check electrical cords for damage and breaks before use.
  32. GFCI receptacles should not be used for major appliances.
  33. Use silicone spray on the tracks of windows to help operation.
  34. Make sure the damper is open before you light the fire.
  35. Make sure the condensation line from your AC unit is clean and clear.
  36. New sod needs to be watered daily for the first two weeks.
  37. Dormant sod needs water too.
  38. Make sure you know how to turn off the water supply, just in case.
  39. Check washing machine hoses to make sure they are in good condition.
  40. Make sure dryer vent has not been obstructed.
  41. Be cautious during winter months as ice easily forms on concrete surfaces.
  42. Do not place flammables in the crawl space.
  43. Check for termites yearly.
  44. Do not mix ammonia and household bleaches, a chemical reaction could occur.
  45. Proper maintenance helps maintain value.
  46. Be sure to run the bathroom exhaust fan every time you shower.
  47. If you are not sure, "hire a professional."
  48. Have a first aid kit on hand.
  49. Have a fire extinguisher on hand.
